Strategy 1 - List Below Market Value
Listing 5–10 % below estimated market value is a deliberate strategy to generate a bidding war. It works best when:
• Inventory is low (seller's market). • The property is highly desirable (location, condition, character). • Your agent sets a specific offer date 5–7 days after listing.
Risk: If only one offer comes in, you may be forced to accept below what you would have received by listing at market.
Tip: In 2021–2022, the under-listing strategy was extremely common in Greater Vancouver. In balanced or buyer's markets it can backfire.
