No tax on the first $500,000 of a home priced at $835,000 or less, worth up to $8,000. The saving shrinks to nothing at $860,000.
To qualify you must be a Canadian citizen or permanent resident, have lived in BC for at least a year before the transfer is registered (or filed two BC tax returns in the past six years), have never owned a home you lived in anywhere in the world, and have never claimed this exemption before. You also need to move in within 92 days and stay for the first year.
These thresholds took effect on April 1, 2024.
No tax on a newly built home priced at $1,100,000 or less. The saving shrinks to nothing at $1,150,000. You do not have to be a first-time buyer.
You must be a citizen or permanent resident, the home must be in BC, on 0.5 hectares or less, and registered for the first time. You must move in within 92 days and live there for a year.
Foreign buyers pay a further 20% of fair market value in these regional districts, on top of the regular tax. They cannot claim either exemption. BC Provincial Nominees buying a home to live in can be exempt.
A separate federal ban on non-Canadian buyers also applies.
