- Market value as of July 1 of the previous year, and the home’s condition as of October 31.
- Made by mass appraisal, one model that values many homes at once.
- Used to set property taxes. The notice arrives in early January.
Market value today
- What a buyer would pay for your home in the current market.
- Based on recent sales of homes like yours nearby.
- Checked against homes for sale now.
Why the two numbers differ
Time. Prices can change a lot after July 1.
Method. The assessment cannot see a new kitchen, a view, or a high floor.
Changes. Work done after October 31 is not in the assessment.

Is a home value report an appraisal?
No. It is a comparative market analysis, not an appraisal or an opinion of value from a certified appraiser.
Do I have to list my home to get a report?
No. There is no fee and no obligation to list. Requesting a report does not create a service agreement, and no one represents you unless you sign one with a brokerage.
