Two things are worth separating. Volume is how many homes changed hands, which means more buyers looking but also more sellers competing. Outcome is what those homes closed at against what they asked, which is the number that actually reaches you.

Both are below, month by month, for each city. Where the record is too short to compare a season against the same season a year earlier, the page says so rather than calling a few months a pattern.
