Spring is often called the busy season, but busy is not always better for the person selling. More buyers usually arrive alongside more listings competing for them.
Two things are worth separating. Volume is how many homes changed hands, which means more buyers looking but also more sellers competing. Outcome is what those homes closed at against what they asked, which is the number that reaches you.
Both open month by month for each city with a free account. Where the record is too short to compare a season with the same season a year earlier, read it as recent months rather than a pattern.
