About this market

Richmond is an island city — literally surrounded by the Fraser River's north and south arms — which gives it a character unlike anywhere else in Metro Vancouver. Steveston Village in the south is one of the most desirable pockets in the entire region: heritage homes, a working fishing harbour, and a walkable village core. Brighouse (Richmond city centre) is where the density is concentrated, with mid-rise condos walking distance to the Canada Line.

The Richmond market skews heavily toward the condo segment — the city has some of the highest density in BC outside of downtown Vancouver. That said, detached home prices in Terra Nova and Seafair are in the $2–3M range for large lots on a quiet street, which is competitive with North Vancouver and far more reasonable than Vancouver's west side.

Richmond is also the most accessible city in Metro Vancouver to YVR, which makes it a common landing point for buyers relocating from abroad or buyers who travel frequently for work. The Canada Line runs directly through city centre, making downtown Vancouver a 25-minute ride.
