Terms of Service

Effective Date: April 2, 2026

By using relta.ca ("the Site"), you agree to these terms. The Site is operated by Ray Rasouli Real Estate ("Relta").

Eligibility

You must be at least 18 years of age (or the age of majority in your jurisdiction, if higher) and capable of forming a binding contract to use the Site or to submit any inquiry or pre-approval request through it. By using the Site you represent and warrant that you meet these requirements.

Use of the Site

The Site provides real estate information and advisory tools for the Vancouver market. Content is for informational purposes and does not constitute legal, financial, or investment advice. You agree to use the Site lawfully and not to submit false information through any forms.

Acceptable use and prohibited activities

You agree not to: (a) scrape, crawl, harvest, index, cache, or systematically extract data, listings, images, or content from the Site, or use any automated system, bot, headless browser, or data-mining tool to access the Site, except for search engines indexing publicly accessible pages in accordance with our robots.txt; (b) reproduce, republish, redistribute, sell, license, sublicense, or create derivative works from the Site or its content without our prior written permission; (c) reverse engineer, decompile, or attempt to derive the source code or underlying ideas of the Site; (d) circumvent, disable, or interfere with security or access-control features, rate limits, CAPTCHAs, or anti-scraping measures; (e) use the Site to send spam, phishing, malware, or unlawful content; (f) impersonate any person or misrepresent your affiliation with any person; (g) interfere with the operation, integrity, or performance of the Site or with any other user's use of the Site; or (h) use the Site in any manner that violates applicable law, regulation, or professional rule. We may suspend or terminate your access if we reasonably believe you have violated this section.

Accounts and authentication

Certain features (including the dashboard, saved listings, alerts, and other personalization features) require an account. You are responsible for keeping your credentials confidential and for all activity that occurs under your account. You agree to provide accurate and current information when registering, to promptly update your information if it changes, and to notify us at ray@relta.ca of any suspected unauthorized use of your account. We may suspend, restrict, or terminate accounts at our reasonable discretion, including for inactivity, violation of these Terms, or risk of fraud or abuse. You may close your account at any time by emailing ray@relta.ca.

MLS, IDX and listing data

Property listing information made available through the Site is provided in part by The Canadian Real Estate Association ("CREA") Data Distribution Facility ("DDF") and by other licensed listing data sources (collectively, "Listing Data"). Listing Data is provided for your personal, non-commercial use only, may not be used for any purpose other than to identify prospective properties you may be interested in purchasing or leasing, and may not be copied, scraped, reproduced, redistributed, retransmitted, or used to build or populate any database, application, or service. Listing Data is provided "as is" and may be inaccurate, delayed, or incomplete; you should independently verify any information that is material to your decision. Trademarks (including REALTOR®, REALTORS®, and the REALTOR® logo, MLS®, Multiple Listing Service®, and the associated logos) are owned by CREA or other respective owners and are used under licence. By accessing Listing Data through the Site you also agree to the additional terms set out on our Listing Data Terms page.

Intellectual Property

All content on the Site - including text, images, design, and code - is owned by Ray Rasouli Real Estate and may not be reproduced without written permission.

Copyright complaints

If you believe that content on the Site infringes your copyright, please send a written notice to ray@relta.ca that includes: (i) a description of the copyrighted work you claim has been infringed; (ii) the URL or other description sufficient to locate the allegedly infringing material; (iii) your contact information; (iv) a statement that you have a good-faith belief that the use is not authorized by the copyright owner, its agent, or the law; (v) a statement, under penalty of perjury, that the information in your notice is accurate and that you are the copyright owner or are authorized to act on behalf of the owner; and (vi) your physical or electronic signature. We may remove or disable access to allegedly infringing material and terminate the accounts of repeat infringers.

Your submissions

If you submit feedback, ideas, suggestions, photographs, or other materials to us (other than personal information governed by our Privacy Policy), you grant Ray Rasouli Real Estate a worldwide, perpetual, irrevocable, royalty-free, sublicensable licence to use, reproduce, modify, adapt, publish, and distribute those submissions for any lawful business purpose. You represent that you have all rights necessary to grant this licence and that your submissions do not infringe any third-party right.

SMS / Text Messaging Terms

By providing your phone number and submitting a form, you consent to receive text messages from Ray Rasouli Real Estate (Relta). Message and data rates may apply. Message frequency varies based on your inquiry. Reply STOP to opt out at any time. Reply HELP for assistance. Carriers are not liable for delayed or undelivered messages.

Mortgage broker referrals

Certain pages on the Site feature independent licensed mortgage professionals and a "Get pre-approved" request form. By submitting a pre-approval request you agree that your contact information and the financial details you provide (including annual income range, monthly debt range, and the home price you are considering) will be shared with the featured mortgage broker for the purpose of discussing pre-approval options with you.

Broker will contact you

After submitting a pre-approval request, a licensed mortgage broker will contact you directly by phone and/or email using the contact information you provided. This contact is for the purpose of discussing your mortgage options and is not a commitment to lend. You are under no obligation to proceed with any broker or lender.

Referral compensation disclosure

Ray Rasouli may receive a referral fee from a mortgage broker if you choose to work with that broker and a mortgage transaction closes. This compensation does not affect the rates, products, or advice you receive from the broker. You are free to work with any mortgage broker or lender of your choice. Additional written referral disclosure may be provided at the point of any introduction, in accordance with applicable law.

Broker independence and regulatory framework

Mortgage professionals featured on the Site are independent, licensed mortgage brokers registered under the Mortgage Brokers Act (BC) and regulated by the BC Financial Services Authority ("BCFSA"). They are not employees or agents of Ray Rasouli Real Estate or of Real Broker LLC. Ray Rasouli is a licensed real estate professional in British Columbia operating under Real Broker LLC, regulated by BCFSA and subject to the rules of the Real Estate Council of British Columbia and the Real Estate Services Act (BC). Third-party links and services

The Site may contain links to, or integrate with, third-party websites, products, or services that we do not control. We are not responsible for the content, accuracy, availability, terms, or privacy practices of those third parties. Your use of any third-party service is at your own risk and subject to that third party's terms and policies.

Disclaimers

THE SITE AND ALL CONTENT, LISTING DATA, MARKET DATA, ESTIMATES, CALCULATORS, AND OTHER MATERIALS ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, OR THAT THE SITE WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE. WE DO NOT WARRANT THE ACCURACY, COMPLETENESS, OR CURRENCY OF ANY LISTING DATA, MARKET STATISTICS, PROPERTY DESCRIPTIONS, MORTGAGE OR AFFORDABILITY ESTIMATES, OR THIRD-PARTY CONTENT. ANY ESTIMATE, CALCULATOR RESULT, OR PRE-APPROVAL OUTPUT IS INFORMATIONAL ONLY AND IS NOT A COMMITMENT, OFFER, OR GUARANTEE.

Limitation of Liability

The Site is provided "as is." Ray Rasouli Real Estate is not liable for any damages arising from your use of the Site or reliance on its content.

Indemnification

You agree to defend, indemnify, and hold harmless Ray Rasouli Real Estate, Ray Rasouli, Real Broker LLC, and their respective affiliates, officers, employees, contractors, and licensors from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or related to: (a) your use of or access to the Site; (b) your violation of these Terms; (c) your violation of any third-party right, including any intellectual property, privacy, or publicity right; or (d) any information you submit through the Site.

Changes to the Site and to these Terms

We may modify, suspend, or discontinue all or any part of the Site at any time, with or without notice. We may also update these Terms from time to time. When we make material changes we will update the effective date and version at the top of this page and, where appropriate, provide additional notice. Your continued use of the Site after the effective date of an update constitutes your acceptance of the updated Terms.

Termination

We may suspend or terminate your access to the Site, or to any account or feature, at any time and for any reason, including for violation of these Terms. Sections of these Terms that by their nature should survive termination (including intellectual-property, disclaimers, limitation of liability, indemnification, governing law, and dispute resolution) will continue to apply.

Governing law and jurisdiction

These Terms and any non-contractual obligations arising out of or in connection with them are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable in that province, without regard to conflict-of-laws principles. Subject to the dispute-resolution section below, you and we submit to the exclusive jurisdiction of the courts located in Vancouver, British Columbia for the resolution of any dispute. Nothing in this section prevents either party from seeking injunctive or equitable relief in any court of competent jurisdiction.

Dispute resolution

Before commencing any formal proceeding, you agree to first contact us at ray@relta.ca with a written description of your claim and to attempt in good faith to resolve the dispute informally for at least thirty (30) days. To the maximum extent permitted by applicable law, any claim or dispute will be brought on an individual basis only and not as a class, collective, or representative action; this class-action waiver does not apply where it is prohibited by applicable law.

Miscellaneous

These Terms (together with our Privacy Policy, Cookies & Tracking Technologies page, Disclosure page, and Listing Data Terms) constitute the entire agreement between you and Ray Rasouli Real Estate regarding the Site and supersede any prior agreements on that subject. If any provision is held to be invalid or unenforceable, the remaining provisions will continue in full force and effect, and the invalid provision will be modified only to the minimum extent necessary to make it enforceable. Our failure to enforce any right or provision is not a waiver. You may not assign or transfer these Terms or any rights under them without our prior written consent; we may assign these Terms at any time without notice. Headings are for convenience only and do not affect interpretation.
