What it costs to close, before you own anything.

The purchase price is the number everyone quotes. Closing costs are the ones that decide whether you can actually complete, and property transfer tax is the largest of them. Here is what each is, and what they come to in your city.

The tax is charged on a rising scale, so it is not one rate on the whole price. Each band applies only to the part of the price that falls inside it.

A qualifying first-time buyer pays no transfer tax on the first $500,000 of value. The exemption phases out between $835,000 and $860,000 and is gone above that, which in the higher-priced parts of the province means it reaches only the lower end of the market. Eligibility turns on residency, tax filing history and never having owned a principal residence anywhere, so confirm it with gov.bc.ca or your conveyancer rather than assuming it.
