This Privacy Policy covers relta.ca and related digital properties (the "Site"). The Site is the personal real estate website of Ray Rasouli ("Ray"), a licensed real estate professional in British Columbia with Real Broker B.C. Ltd. Ray operates the Site under the Relta Real Estate name and provides all real estate services referenced on it. Relta Real Estate is not a brokerage. This policy explains what personal information is collected through the Site, how it is used and shared, the legal bases for processing, and the choices and rights you have. By using the Site or submitting information through it, you acknowledge the practices described here.
Ray aims to comply with applicable Canadian privacy laws including the federal Personal Information Protection and Electronic Documents Act ("PIPEDA"), the British Columbia Personal Information Protection Act ("BC PIPA"), and Quebec's Act respecting the protection of personal information in the private sector ("Quebec Law 25"). For visitors who are California residents this policy describes rights available under the California Consumer Privacy Act, as amended by the California Privacy Rights Act ("CPRA"). For visitors located in the European Economic Area, the United Kingdom, or Switzerland this policy describes rights available under the EU and UK General Data Protection Regulation ("GDPR").
Ray Rasouli is responsible for all personal information collected through the Site, including your account and credentials, saved listings, saved searches, alert settings, usage analytics, cookies and tracking data, AI search logs, and the information you submit when you make an inquiry, request an introduction, register for MLS® VOW access, or otherwise ask for real estate services. Ray handles this information as a licensed real estate professional under Real Broker B.C. Ltd. and uses service providers (for example, for hosting and customer-relationship management) that process it only on his instructions. Ray is the designated person in charge of the protection of personal information (Privacy Officer). You can reach him at ray@relta.ca, or by mail to Ray Rasouli, Real Broker B.C. The Site collects the following categories of personal information: (a) identifiers and contact details you submit through forms (name, email address, phone number, postal or property address); (b) real estate preferences (buying or selling timeline, budget range, property type, neighbourhoods of interest, and similar inputs); (c) financial information that you voluntarily provide to obtain a mortgage pre-approval introduction (such as annual income range, monthly debt range, and target home price); (d) account credentials and authentication data if you create an account, sign in, save listings, or use the dashboard; (e) communications you send by form, email, text, or call, including SMS opt-in records and timestamps; (f) device, network, and usage information collected automatically when you visit the Site (IP address, approximate location derived from IP, browser type, operating system, device identifiers, pages viewed, referring URLs, click and scroll events, and session timing); and (g) cookies and similar tracking technologies described in the Cookies & Tracking section.
This information is collected directly from you when you interact with the Site, automatically when your device interacts with the Site's servers and third-party SDKs, and, in limited cases, from third parties such as cooperating real estate professionals who refer you to him, multiple listing services, public land records, and identity- or address-verification providers.
Ray uses personal information to: (1) provide the real estate advisory services you request, including responding to inquiries and matching you with relevant properties; (2) introduce you to cooperating licensed professionals (real estate agents, mortgage brokers) when you ask for an introduction; (3) send real estate service messages and (where you have opted in) market insights and educational content; (4) comply with legal, regulatory, and professional-conduct obligations applicable to a BC-licensed real estate practice; (5) operate, secure, and improve the Site and detect fraud, abuse, and automated scraping; (6) provide account features, transactional notifications, and listing alerts you have set up; and (7) measure marketing effectiveness, including aggregate analytics and conversion measurement. Ray may also use personal information to establish, exercise, or defend legal claims.
Where Canadian law applies, Ray relies on your consent (express or, where permitted, implied) to collect, use, and disclose personal information for the purposes above. Where GDPR applies, the legal bases are: performance of a contract or pre-contractual steps you request; Ray's legitimate interests in operating, securing, and improving the Site and in responding to your real estate inquiry (in each case balanced against your rights); your consent (for non-essential cookies, marketing communications, and any processing of sensitive data); and compliance with legal obligations.
Ray and the service providers he works with use cookies, pixels, tags, software development kits, and similar technologies (collectively, "tracking technologies") to operate the Site, remember your preferences, secure forms and authentication, measure traffic, understand how visitors use the Site, and (where you have consented) measure advertising performance. Some tracking technologies are strictly necessary; others are loaded only with your consent where required by applicable law.
The categories of tracking technologies used on the Site include: (i) strictly necessary cookies for authentication, security, fraud prevention, anti-scraping, CSRF protection, and load balancing; (ii) functional cookies that remember language and display preferences; (iii) analytics technologies such as Google Analytics 4, first-party Relta analytics, and Vercel Analytics, which help Ray understand aggregate usage; and (iv) advertising and measurement technologies, which may include Google Ads tags, the Meta Pixel, and similar pixels operated by advertising platforms, used to measure conversions and (where you have consented) to deliver more relevant marketing.
A detailed list of the specific cookies and SDKs deployed on the Site, their purpose, vendor, retention, and how to opt out is available on the Cookies & Tracking Technologies page. Where required by applicable law (including Quebec Law 25 and the GDPR), non-essential tracking technologies are loaded only after you opt in through the consent banner. You can change your choices at any time through the "Cookie preferences" control. Ray also recognizes the Global Privacy Control (GPC) signal as a valid opt-out of "sale" and "sharing" under the CPRA and equivalent US state laws.
Ray does not knowingly sell or share the personal information of consumers under 16 years of age. If you ask for help, Ray may introduce you to an appointed colleague or another licensed professional and may receive a referral fee, as set out in the Referral Disclosure (relta.ca/disclosure). The use of certain analytics and advertising tracking technologies on the Site (for example, Google Analytics with advertising features, Google Ads, and the Meta Pixel) may be considered a "sale" or a "share" for cross-context behavioral advertising as those terms are broadly defined under the California CPRA and certain other US state privacy laws. California residents and residents of other US states that provide similar rights may opt out of this "sale" or "sharing" at any time through the cookie banner, by enabling the Global Privacy Control (GPC) signal in their browser, or by emailing ray@relta.ca with the subject line "Do Not Sell or Share My Personal Information." Ray will not discriminate against you for exercising any of your privacy rights.
In the course of serving your real estate needs Ray may share your contact details with licensed real estate professionals (for example, an appointed colleague, a cooperating agent, or a specialist) to assist with the service you have requested, and may receive a referral fee as set out in the Referral Disclosure (relta.ca/disclosure). Mobile phone numbers and SMS consent data collected on the Site are used only to deliver the service you have requested and are not shared with third parties for marketing, except to the messaging vendors that transmit messages on Ray's behalf.
Text messages are opt-in. Forms that ask for your mobile number show an optional checkbox, unticked by default, that reads "Text me about this request from Relta Real Estate. Frequency varies. Msg & data rates may apply. Reply STOP to opt out, HELP for help." Only if you tick that box and submit the form do you expressly consent to receive recurring informational and transactional text messages about your request from Ray Rasouli, Real Broker B.C. Ltd., 500-666 Burrard Street, Vancouver, BC V6C 3P6, at the mobile number you provide, including messages sent using automated technology. Submitting a form without ticking the box is not consent to text messages; Ray will reply by email or phone instead. When you tick the box, the consent version (2026-10-09-v6), the time, your IP address and your browser are recorded with your request. Ray is the sender of all real estate text messages and emails from the Site. Consent to receive text messages is not a condition of any purchase or service. Message frequency varies based on your inquiry and ongoing interaction. Message and data rates may apply. You can opt out at any time by replying STOP to any message; reply HELP for help. Ray will honor opt-out requests promptly.
1. Ray Rasouli, Real Broker B.C. Ltd., uses SMS to confirm appointments, send reminders, and notify clients of schedule updates or important changes.
2. You can cancel the SMS service at any time. Just text "STOP". After you send the SMS message "STOP" to Ray, Ray will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from Ray. If you want to join again, tick the text-message box on a form, and Ray will start sending SMS messages to you again.
3. If you are experiencing issues with the messaging program, you can reply with the keyword "HELP" for more assistance, or you can get help directly at ray@relta.ca.
4. Carriers are not liable for delayed or undelivered messages.
5. As always, message and data rates may apply for any messages sent to you from Ray and to Ray from you. Message frequency may vary. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

If you submit a mortgage pre-approval request, the financial inputs you provide (such as annual income range, monthly debt range, and target home price) are sensitive and are shared with the independent licensed mortgage broker featured on that page so that the broker can contact you about pre-approval options. Ray retains a record of the submission for compliance and audit purposes and does not use this financial information for any marketing purpose. Several of the service providers Ray uses, including Vercel, Supabase, Follow Up Boss, Google (Analytics, Ads, reCAPTCHA, Maps), Mapbox, and messaging vendors, store and process personal information outside of British Columbia, including in the United States and other jurisdictions. Personal information processed in those jurisdictions may be subject to access requests by foreign courts, law enforcement, or national security authorities under the laws of that jurisdiction. Ray requires his service providers, by contract, to implement reasonable security safeguards and to process personal information only for the purposes he specifies. Where required, Ray relies on appropriate transfer mechanisms (such as the European Commission Standard Contractual Clauses and the UK International Data Transfer Addendum). By using the Site you acknowledge these international transfers.
Personal information is retained only for as long as is necessary to fulfil the purposes described in this policy and to establish, exercise, or defend legal claims. Ray retains lead-form submissions, CRM records, and transaction-related records to satisfy his professional record-keeping obligations as a BC-licensed real estate professional, which may require retention for up to seven years after the end of the engagement; lead records are typically retained for up to seven years from your last interaction. Account and authentication records are retained while your account is active and for a reasonable period afterwards; analytics data is generally retained per the default retention period of the analytics provider (for example, 14 months for Google Analytics 4 event data). SMS consent and opt-out records are retained for the duration required by applicable telecommunications law. When personal information is no longer needed, Ray will delete, de-identify, or anonymize it.
Ray uses reasonable administrative, technical, and physical safeguards designed to protect personal information on the Site and in his records against unauthorized access, use, disclosure, alteration, and loss. These include encryption in transit (HTTPS/TLS), access controls on production systems, hashing of authentication credentials, vendor-security review, anti-scraping controls, and bot-protection. No system can be guaranteed completely secure, and you transmit information at your own risk. In the event of a security incident that creates a real risk of significant harm, Ray will notify affected individuals and applicable regulators (including the Office of the Privacy Commissioner of Canada, the Office of the Information and Privacy Commissioner for British Columbia, and the Commission d'accès à l'information du Québec) as required by applicable law.
Under Canadian privacy law, you may request access to and correction of personal information held about you by Ray, and you may withdraw your consent to continued use of your personal information, subject to legal or contractual restrictions and reasonable notice. Residents of Quebec also have the right to obtain a copy of their personal information in a structured, commonly used technological format (data portability), to request that information be de-indexed or ceased to be disseminated in certain circumstances, and to be informed of automated decision-making that produces legal or similarly significant effects (Ray does not currently use such automated decision-making). You may submit a request to ray@relta.ca. Identity may need to be verified before a request is fulfilled, and requests may be declined as permitted by applicable law.

If you are a California resident (or a resident of another US state with similar rights), you have the right to know what personal information Ray collects, uses, discloses, and "sell" or "share"; to request deletion or correction; to opt out of the "sale" or "sharing" of personal information for cross-context behavioral advertising; to limit the use of sensitive personal information; and not to be discriminated against for exercising your privacy rights. To exercise these rights, use the cookie banner, enable the Global Privacy Control (GPC) signal, or email ray@relta.ca with the subject line "Privacy Rights Request." An authorized agent may submit a request on your behalf with proof of authorization.
If you are located in the European Economic Area, the United Kingdom, or Switzerland, you have the right of access, rectification, erasure, restriction of processing, data portability, and to object to processing based on legitimate interests, as well as the right to withdraw consent at any time without affecting the lawfulness of processing carried out before the withdrawal. You may send requests to ray@relta.ca. You also have the right to lodge a complaint with your local data-protection supervisory authority.
If you are not satisfied with the response, you may also contact the Office of the Privacy Commissioner of Canada (priv.gc.ca), the Office of the Information and Privacy Commissioner for British Columbia (oipc.bc.ca), or, for Quebec residents, the Commission d'accès à l'information du Québec (cai.gouv.qc.ca).
The Site is intended for adults and is not directed to children. Ray does not knowingly collect personal information from children under the age of 14 (or under 13 where US law applies). If you believe a child has provided personal information, please contact ray@relta.ca and appropriate steps will be taken to delete the information.
Ray does not make decisions about you based solely on automated processing that produce legal or similarly significant effects. The Site uses rule-based matching, ranking, and AI-assisted tools to surface relevant listings and content; final decisions about whom to introduce, list, or recommend involve human review by Ray Rasouli.
Parts of the Site use artificial intelligence, including a conversational search assistant and AI-assisted property and market summaries. When you use these features, the messages you type and related search context (such as your current filters and, if you are signed in, your saved search preferences) are processed by third-party AI model providers acting as service providers on Ray's behalf. AI search messages are also stored in a restricted first-party log held by Ray and scheduled for deletion after 90 days so Ray can review failed searches and improve the experience. Do not enter sensitive personal information (such as financial account numbers or government identifiers) into AI features. Ray instructs these providers not to use your information to train their models. AI outputs are generated automatically, may contain errors, are provided for general information only, and are not advice from a licensed real estate professional; verify important details independently or with Ray Rasouli directly.
The Site may link to third-party websites or services that Ray does not operate or control. This Privacy Policy does not apply to those third parties. You are encouraged to review the privacy practices of any third-party service before providing information to it.
Ray may update this Privacy Policy from time to time. When material changes are made, the effective date and version at the top of this page will be updated and, where appropriate, additional notice will be provided (for example, by a banner on the Site or by email). Your continued use of the Site after the effective date of an updated policy constitutes your acknowledgment of the updated policy to the extent permitted by law.
