What the report tells you

What a depreciation report costs, and why every strata now has one

  • It is now required, with a deadline

    Every BC strata with five or more lots must hold a current depreciation report. In Metro Vancouver, the Fraser Valley and the Capital Regional District the deadline is July 1, 2026; elsewhere in the province it is July 1, 2027. Stratas can no longer vote each year to skip it.

  • It is updated every five years

    A report from 2021 is due again now.

  • It costs the strata thousands

    Usually between $5,000 and $30,000, paid by the strata.

  • Only six kinds of professional may write one

    Since July 1, 2025, it must be written by an engineer, architect, applied science technologist, accredited appraiser, certified reserve planner or quantity surveyor.

Questions buyers ask

What is a strata depreciation report?

A study of what a strata’s shared property will cost to repair and replace over 30 years, and how much the reserve fund should collect to cover it.

What goes into one?

An inventory of common assets, their condition and remaining service life, and a set of funding models. Roofing, building envelope, windows, elevators, boilers, parkade membranes and common-area finishes usually carry the largest line items.

Why does it matter when buying or selling a strata home?

It shows whether big repairs are coming and whether the reserve can pay for them. An underfunded reserve often leads to a special levy.

Does my strata need one?

The Strata Property Act sets the rules, which depend on the strata’s size. Check with your strata corporation. This is not legal advice.
