What a depreciation report costs, and why every strata now has one

It is now mandatory, on a deadline

Every BC strata with five or more lots must hold a current depreciation report. In Metro Vancouver, the Fraser Valley and the Capital Regional District the deadline is July 1, 2026; elsewhere in the province it is July 1, 2027. Stratas can no longer vote each year to skip it.

It gets refreshed every five years

A report is not a one-time document. The requirement runs on a five-year cycle, so a building that filed one in 2021 is due again. A report older than five years tells you less than its date suggests.

It costs the strata thousands to commission

A depreciation report typically runs between about $5,000 and $30,000 depending on the size and complexity of the building, with a high-rise or mixed-use complex usually in the $7,000 to $15,000 range. That cost is paid by the strata, so it shows up in fees or the reserve, not on your closing statement.

Only six kinds of professional may write one

Since July 1, 2025 a report has to be prepared by an engineer, an architect, an applied science technologist, an accredited appraiser, a certified reserve planner, or a quantity surveyor. A report from anyone else does not meet the requirement.
