GST is 5% of the price before tax, due on completion. Many presale prices say "GST included" or "net of rebates".
Resale homes have no GST. A substantially renovated home sold by a builder does.
GST at 5% of $900,000 is $45,000.
The GST new housing rebate is $0, because it ends at $450,000.
A qualifying first-time buyer with an agreement signed on or after March 20, 2025 gets $45,000 back, because the price is at or under $1,000,000. Everyone else pays the $45,000.

It returns 36% of the GST, up to $6,300, on a home priced at $350,000 or less. It ends at $450,000. Any buyer who will live in the home can claim it.
A $400,000 condo gets $3,150 back. A $500,000 one gets nothing.
Law since March 2026. A first-time buyer gets all the GST back on a new home up to $1,000,000, worth up to $50,000. At $1,250,000 the rebate is $25,000. It ends at $1,500,000.
The builder agreement must be signed on or after March 20, 2025 and before 2031. The home must be complete before 2036, and you must be the first to live in it as your main home.
You must be 18 or older, a citizen or permanent resident, and not have lived in a home you or your spouse owned this year or the four before. You can claim it once.
36% of the GST, up to $6,300, on a home up to $350,000. It ends at $450,000.
All the GST back, up to $50,000, on a new home up to $1,000,000. It ends at $1,500,000.
