Across the cities covered here, the median home asks about 9.8 times a full year of median household income before tax.

The spread is wide: West Vancouver sits at 28.7 times local income, Fort St. John at 4. The same salary buys very different homes depending on where you look.

Income figures come from the 2021 Census and are four years old; asking prices are current. Read the ratios as a comparison between cities rather than a precise measure of any one.

WHAT THE PAYMENT FIGURES ASSUME

  • A 4.49% rate over 25 years, which is an illustration and not a quote.
  • The minimum legal down payment, which most buyers exceed.
  • Qualifying figures use the stress test at 6.49%, the higher of your rate plus two points or 5.25%.
  • Principal and interest only. Property tax, strata fees, insurance and utilities are on top.
