Legal fees and mortgage discharge, any mortgage prepayment penalty if you are breaking a term early, and whatever you spend preparing and moving. A property transfer tax is paid by the buyer, not the seller.
A home that was your principal residence for every year you owned it is generally exempt from capital gains tax. Investment and secondary properties are not, and BC has additional rules for recently purchased homes. Confirm your situation with an accountant.
