Condo / Apartment listings make up 92% of what is for sale in Brentwood Park (303 of 331 listings), with a median asking price of $715K. Townhouse listings are next at 4%, typically asking $974K. The gap between property types is real money here: a typical condo asks $715K while a typical detached home asks $1.99M.
For context across Burnaby: Metrotown (median $788K), Edmonds BE (median $760K), Forest Glen BS (median $978K). Brentwood Park is the most affordable of this group by median asking price. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
Almost everything for sale in Brentwood Park is apartment living: 92% of the current listings are condos. Buyers here are choosing a floor plan and a building, not a lot.
The stock is of one era: the typical home for sale was built in 2021, and nearly all of it went up between 2006 and 2026.
52% of the current listings were built in the last five years, so new-construction inventory is a real option here rather than an exception.
The 2-bedroom plan is the most common listing, with smaller and larger homes on either side of it.
A typical listing here offers about 845 sq ft of living space and 2 bathrooms.
Secured parking comes with most units: 93% of listings include a garage or parkade stall.
95% of the homes for sale in Brentwood Park are strata-titled, so monthly fees, depreciation reports and bylaws are part of almost every offer you write here.
Across the 315 listings that disclose one, the median strata fee is $476 per month. Read it against what it covers before comparing two buildings on price alone.
90% of the homes for sale sit within walking distance of rapid transit. Commuting without a car is a genuine option from most addresses in Brentwood Park.
Across 316 scored listings the median walk score is 55 out of 100, computed from real walking routes. Day-to-day errands here usually involve a drive or a bus.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 82.
A view is claimed on 73% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
Brentwood Park is North Burnaby's town centre, built around Lougheed Highway and Willingdon Avenue. The core has been rebuilt since 2014, when the Amazing Brentwood redevelopment began; its towers opened between 2018 and 2021, and more are planned at Holdom station under the Brentwood Town Centre plan. Close to the stations nearly everything is strata high-rise; north of the highway the streets are detached.
Two Millennium Line stations serve the area: Brentwood Town Centre, which sits in the middle of the highway beside the mall, and Holdom to the east. The 130 on Willingdon and the 25 to UBC stop here, and the Central Valley Greenway gives you a flat bike route toward New Westminster and Vancouver. Highway 1 is minutes north.
The Amazing Brentwood covers groceries, shopping and restaurants at the station. Brentwood Park Elementary on Delta Avenue is the local public school and Burnaby North Secondary is the catchment high school.
Buyers here want a new tower with the train downstairs, and investors want the same thing. Read the strata plan for parking and storage, check the bylaws on pets and short-term rentals, and ask which direction the unit faces: the guideway runs over Lougheed Highway, and Lougheed and Willingdon are heavy arterials. Several towers are still under construction, so expect noise and dust for years.
