Metrotown is Burnaby's designated downtown, sitting on the Kingsway ridge between Central Park and Royal Oak Avenue, with Imperial Street on the south. Housing is almost all strata high-rise, built in waves from the 1980s to the Station Square towers finished between 2015 and 2022. Behind Kingsway, blocks of 1960s and 1970s low-rise apartments are being replaced under the 2017 Metrotown Downtown Plan, and a long-term plan would rebuild the Metropolis mall site as towers and streets.
Two Expo Line stations sit on Beresford Street: Patterson at the park end and Metrotown beside the mall. The Metrotown bus exchange runs the 49 to UBC, the 144 to SFU and the 430 to Richmond-Brighouse. The BC Parkway cycling route follows the guideway, and Kingsway is the main road.
Central Park is the big draw: 90 hectares with Swangard Stadium, a pitch and putt, an outdoor pool and forest trails. Metropolis at Metrotown and Crystal Mall cover shopping, Bonsor Recreation Complex has the pool and gym, and the Bob Prittie Metrotown branch is the library. Maywood Community School is the local elementary.
Downsizers, first-time buyers and investors all shop the same towers, which is why unit age matters so much. For anything built in the 1980s or 1990s, read the depreciation report and ask about building envelope and plumbing work. Units near Central Boulevard hear the elevated train, and parts of the plan area will see construction for years.
