Mission sits on the north bank of the Fraser across the river from Abbotsford, at the eastern end of the West Coast Express. The housing is mostly detached: an older grid around the downtown and the station, newer subdivisions climbing into Cedar Valley, and acreages toward Hatzic. Silverdale, to the west, is the city's long-term growth area. The 2022 waterfront plan covers the industrial flats along the river.
The West Coast Express leaves Mission City station on North Railway Avenue five times each weekday morning and returns five times in the evening, about 75 minutes to Waterfront. Outside those hours you drive: Highway 7 west toward Maple Ridge, or the Mission Bridge on Highway 11 to Abbotsford and Highway 1.
Mission Leisure Centre on Grand Street has the pool and arena. Fraser River Heritage Park off 5th Avenue has trails and views over the valley, and the downtown runs along 1st Avenue and Railway Avenue. Ecole Mission Secondary and Ecole Heritage Park Middle School are the local public schools.
Buyers here usually want a detached house with a yard and accept a long commute for it. The waterfront and the low flats are Fraser River floodplain, so check the flood map, the dike protection and insurance for anything near the river. Listen for the dragstrip at Mission Raceway and the rail line if you are looking in the lower town.
