White Rock is its own small city on Semiahmoo Bay, surrounded by Surrey on three sides, with 16 Avenue as the north boundary and the border a few minutes south. The hillside is detached: mid-century houses on the slope, many since rebuilt as larger custom homes. Around Johnston Road the Town Centre has condos and towers, and the city's plan caps new buildings there at twelve storeys.
There is no SkyTrain. White Rock Centre exchange at 152 Street and 16 Avenue runs the 351 to Bridgeport station on the Canada Line, the 321 to Surrey Central and New Westminster, and the 345 and 394 to King George station. Marine Drive runs along the water. Plan on a bus or a drive up Highway 99 for any commute into Vancouver.
The pier and the waterfront promenade are the daily walk for most residents. Peace Arch Hospital on Russell Avenue has a 24-hour emergency department, Semiahmoo Shopping Centre is just over the Surrey line, and Centennial Park with its arena sits on North Bluff Road. White Rock Elementary is the local public school, and Semiahmoo Secondary is just over the line in Surrey.
Downsizers make up a large share of buyers, and many others come for the beach and the walk to the pier. The BNSF freight line runs along the beach below the promenade, so listen for trains from any lower-slope home. Hillside lots are steep: ask for drainage and retaining-wall history. For older condos, read the depreciation report and check the age and pet bylaws.
