Port Coquitlam ("PoCo" to locals) is the most affordable city in the Tri-Cities and one of the more affordable Metro Vancouver markets for detached home buyers. While Coquitlam and Port Moody have seen aggressive price appreciation driven by SkyTrain development, PoCo has stayed relatively calm, which is why many buyers who compare the Tri-Cities end up here.
The city has a genuine community character. The PoCo Trail, Traboulay trail network, and Pitt River access make it popular with outdoor-oriented families. The housing stock is mostly established detached homes from the 1970s–1990s on solid lots: not glamorous, but well-built and well-priced relative to comparable cities.
Citadel Heights in the west end offers the most desirable views and larger lots. Riverwood is the more recent development pocket with newer construction. Both are family-oriented, quiet, and within easy driving distance of the Evergreen Line at Lincoln or Coquitlam Central.
