Coquitlam is the largest city in the Tri-Cities area and one of the fastest-growing in Metro Vancouver. The Evergreen Line SkyTrain extension (opened 2016) transformed Coquitlam Centre and Lincoln Station into active condo markets. Developers have built aggressively in that corridor ever since, and resale prices have tracked accordingly.
Burke Mountain in the northeast is where the new-build detached action is. It's one of the last places in Metro Vancouver where you can buy a brand-new four-bedroom single-family home at a price point below $1.5M. It's a master-planned community with schools built in: a family neighbourhood, not a spec development.
Westwood Plateau is Coquitlam's established luxury pocket, with large estate homes on hillside lots with sweeping views. Properties here are well-maintained, the streets are quiet, and the buyer pool is mostly move-up families from elsewhere in the Tri-Cities.
