Burke Mountain is northeast Coquitlam on the lower slopes of the mountain, reached by Coast Meridian Road and Harper Road, with Pinecone Burke Provincial Park above it. Almost everything is new: 2010s detached homes and townhouses in the Hyde Creek, Smiling Creek and Partington Creek plan areas, with the Hazel-Coy plan still to come. Burke Mountain Village, with shops, a grocery store, a community centre and a school, is under construction.
This is a driving neighbourhood. Coquitlam Central station, with the Millennium Line and the West Coast Express, is the nearest rapid transit, reached by bus or car down Coast Meridian. David Avenue and Coast Meridian Road are the main streets, and Lougheed Highway and the Mary Hill Bypass are the routes out of the Tri-Cities.
Pinecone Burke Provincial Park is the back yard, with trails straight from the subdivisions. The village will add the community centre and a park when it opens. Smiling Creek Elementary on Princeton Avenue opened in 2018, and a middle and secondary school is under construction in the village.
Buyers wanting a new detached house or townhouse make up nearly all of the demand. The slopes are steep, so look at retaining walls, drainage and the geotechnical file. New strata means warranty and disclosure documents rather than a depreciation report. The village and school are still being built, so expect construction traffic, and the forest edge is a wildfire interface in dry summers.
