A view is claimed on 35% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
Cambie is the corridor along Cambie Street south of 16th Avenue, from Cambie Village through Queen Elizabeth Park to Oakridge at 41st. The older streets are 1950s and 1960s bungalows, and the Cambie Corridor Plan has been replacing them with townhouses and four to six storey condos since 2018. Oakridge Park, the multi-tower redevelopment of the old mall, is opening in phases.
Three Canada Line stations serve the corridor: King Edward, Oakridge-41st Avenue and Langara-49th Avenue. The R4 41st Avenue RapidBus crosses at Oakridge toward UBC and Joyce-Collingwood. The Cambie Heritage Boulevard runs south of King Edward with its wide grass boulevard and old trees. Downtown is a short train ride.
Queen Elizabeth Park and the Hillcrest Centre, with its rink, library and 50-metre Percy Norman pool, are the heart of the area. Langara College is on West 49th, and Oakridge Park brings a new park, library and community centre. Edith Cavell and General Wolfe are the local public elementary schools.
Buyers here want the Canada Line and Queen Elizabeth Park nearby, and downsizers look at the new mid-rises. On a detached lot, ask whether neighbours have assembled for townhouse rezoning, since that shapes both value and what gets built next door. New strata means warranty and disclosure documents rather than a depreciation report. The train runs in a shallow tunnel under Cambie.
