Condo / Apartment listings make up 63% of what is for sale in Central Lonsdale (89 of 141 listings), with a median asking price of $789K. Detached listings are next at 17%, typically asking $2.62M. The gap between property types is real money here: a typical condo asks $789K while a typical detached home asks $2.62M.
For context across North Vancouver: Lower Lonsdale (median $929K), Lynn Valley (median $1.42M), Lynnmour (median $1.16M). Central Lonsdale sits mid-range among these areas by median asking price. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
Almost everything for sale in Central Lonsdale is apartment living: 63% of the current listings are condos. Buyers here are choosing a floor plan and a building, not a lot.
The next largest group is detached houses, at 17% of what is listed.
Construction dates are spread out. The median home for sale dates to 2009, with most of the market falling between 1971 and 2026, so condition and updates vary a lot from listing to listing.
29% of the current listings were built in the last five years, so new-construction inventory is a real option here rather than an exception.
The 2-bedroom plan is the most common listing, with smaller and larger homes on either side of it.
A typical listing here offers about 993 sq ft of living space and 2 bathrooms.
20% of the listings report a finished basement, which in this city usually means either extra family space or a mortgage helper.
Secured parking comes with most units: 79% of listings include a garage or parkade stall.
79% of the active listings are strata-titled and the rest are freehold, so the ownership question is a live one in Central Lonsdale rather than settled by the neighbourhood.
Across the 105 listings that disclose one, the median strata fee is $544 per month. Read it against what it covers before comparing two buildings on price alone.
There is no rapid-transit station in Central Lonsdale, but 88% of the listings are within reach of a frequent bus route.
Errand walkability is measured, not assumed: across 135 scored listings the median walk score is 76 out of 100, computed from real walking routes to nearby shops and services.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 91.
A view is claimed on 55% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
32% of the listings fall near a top-ranked school catchment, which tends to hold value in this part of the market even when the wider market cools.
Central Lonsdale is the middle of the Lonsdale corridor in the City of North Vancouver, from Keith Road north to Highway 1 near 24th Street. Lonsdale Avenue is lined with apartment buildings over shops, a mix of older concrete and wood-frame blocks and newer mid-rise condos, with detached streets on either side. Lonsdale itself has grocers, cafes and restaurants for most of its length.
Transit is the bus down Lonsdale to the SeaBus at Lonsdale Quay, 12 minutes across to Waterfront station. The R2 RapidBus runs Marine Drive and does not come up the hill. Highway 1 at the north edge gives drivers the Second Narrows and Lions Gate routes, both slow at rush hour.
Lions Gate Hospital on East 15th Street is the North Shore's hospital. The North Vancouver City Library is on West 14th, Centennial Theatre is mid-corridor, and the rebuilt Harry Jerome Community Recreation Centre on East 23rd has an arena, pools, a gym and a skate park.
First-time buyers and downsizers look here for shops downstairs and the bus to the SeaBus. For older apartment buildings, read the depreciation report and ask about envelope, piping and elevator work; many have age or pet bylaws. Homes near 24th Street hear Highway 1, and ambulance traffic runs to the hospital.
