For context across Port Coquitlam: Glenwood PQ (median $840K), Citadel PQ (median $1.16M), Riverwood (median $966K). Central Pt Coquitlam is the most affordable of this group by median asking price. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
Almost everything for sale in Central Pt Coquitlam is apartment living: 78% of the current listings are condos. Buyers here are choosing a floor plan and a building, not a lot.
The next largest group is detached houses, at 10% of what is listed.
Construction dates are spread out. The median home for sale dates to 2013, with most of the market falling between 1982 and 2026, so condition and updates vary a lot from listing to listing.
32% of the current listings were built in the last five years, so new-construction inventory is a real option here rather than an exception.
The 2-bedroom plan is the most common listing, with smaller and larger homes on either side of it.
A typical listing here offers about 929 sq ft of living space and 2 bathrooms.
Secured parking comes with most units: 90% of listings include a garage or parkade stall.
86% of the homes for sale in Central Pt Coquitlam are strata-titled, so monthly fees, depreciation reports and bylaws are part of almost every offer you write here.
Across the 133 listings that disclose one, the median strata fee is $430 per month. Read it against what it covers before comparing two buildings on price alone.
51% of the homes for sale sit within walking distance of rapid transit. Commuting without a car is a genuine option from most addresses in Central Pt Coquitlam.
Across 151 scored listings the median walk score is 69 out of 100, computed from real walking routes. Day-to-day errands here usually involve a drive or a bus.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 88.
A view is claimed on 22% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
Central Port Coquitlam is the downtown around Shaughnessy Street, which with Lougheed Highway splits the city in two. The Coquitlam River runs along the west side. Housing is older detached streets around the core with four-storey wood-frame condos and newer mid-rises on Shaughnessy, where the city's downtown plan directs growth.
Port Coquitlam station on the West Coast Express runs westbound in the morning and eastbound in the evening on weekdays. The 160 bus links the station to Kootenay Loop in Vancouver, and Coquitlam Central station for the Millennium Line is a short bus ride. Lougheed Highway and the Mary Hill Bypass are the car routes.
Port Coquitlam Community Centre on Wilson Avenue opened in 2021 with three arenas, a leisure pool, a gym and the Terry Fox Library. The Traboulay PoCo Trail loops the whole city for about 25 kilometres, passing Gates Park and Lions Park beside the river. Shaughnessy Street has the shops and restaurants.
First-time buyers and move-up buyers look here for a walkable downtown and a train. The city sits on two floodplains, the Fraser and Pitt and the Coquitlam River, protected by dikes and pump stations with freshet risk in May and June, so check the flood map. The rail mainline runs through downtown day and night. For older condos, read the depreciation report and envelope history.
