Collingwood is the southern half of Renfrew-Collingwood in East Vancouver, around Joyce Street and Kingsway, where the streets tilt northeast to follow the old interurban. The former industrial land beside the station became Collingwood Village, a cluster of high-rise condos built from the 1990s onward, and the 2016 Joyce-Collingwood Station Precinct Plan allows more towers around it. The side streets are detached houses, many with suites.
Joyce-Collingwood station on the Expo Line is the reason most people buy here; downtown is about 20 minutes and Metrotown is two stops. The R4 41st Avenue RapidBus ends at the station and runs west to UBC. Kingsway carries the car traffic and the 19 bus, and Boundary Road is a few blocks east.
Collingwood Neighbourhood House on Joyce Street has run programs since 1985. Renfrew Ravine Park, Renfrew Community Park, Norquay Park and Slocan Park are the green spaces, and Kingsway has the shops and restaurants. Graham Bruce Elementary is a six-minute walk from the station, and Windermere Secondary is to the south.
First-time buyers and investors shop the station towers, and move-up buyers look at the detached streets. The earliest Collingwood Village towers are about 30 years old, so read the depreciation report and envelope history. Units facing Vanness Avenue hear the elevated guideway. On a detached lot, ask about land assembly under the precinct plan, since towers are permitted on blocks near the station.
