Downtown Vancouver is the core of the peninsula between Burrard Inlet and False Creek, taking in Coal Harbour, Yaletown, Gastown, Chinatown, Crosstown and Downtown South. Housing is almost entirely concrete high-rise, strata and rental, over podium retail. The 1991 Central Area Plan turned office land into neighbourhoods, and most of the Coal Harbour and False Creek North towers date from the 1990s onward, with heritage conversions in Gastown and Chinatown.
Three Expo Line stations, Waterfront, Burrard and Granville, and two Canada Line stations, Vancouver City Centre and Yaletown-Roundhouse, put nearly every block within a short walk of a train. Waterfront also has the SeaBus and the West Coast Express. Granville Street buses fan out across the city. Many residents walk to work.
The Central Library on West Georgia, Pacific Centre, the Roundhouse Community Centre and the seawall are all inside the area, as are Rogers Arena and BC Place. Elsie Roy Elementary on Drake Street and Crosstown Elementary on Expo Boulevard serve the downtown peninsula, and both feed King George Secondary.
Owner-occupiers, downsizers and investors all buy here, and the age of the tower is the first filter. Buildings from the 1980s to the late 1990s fall in the leaky-condo era, so read the depreciation report and the envelope and rainscreen history before you commit. Check the bylaws on pets and short-term rentals, and visit on an event night if the unit is near the arena or stadium.
