East Central is downtown Maple Ridge, the old town of Haney around 224 Street, running south through Port Haney to the Fraser. Housing is a mix of older detached streets and newer apartment buildings near the centre. The Town Centre Area Plan, updated in November 2025, directs higher buildings to the blocks near the Haney transit exchange and Port Haney station, so expect towers on some older blocks.
Port Haney station on River Road has five West Coast Express trains to Waterfront each weekday morning and five back in the evening. The Haney Place exchange is the bus hub, with the R3 Lougheed RapidBus to Coquitlam Central for SkyTrain. Lougheed Highway and Dewdney Trunk Road are the arterials, and the Golden Ears Bridge crosses to Langley.
The Haney Place complex holds the library and the leisure centre, with City Hall a block away. The downtown has grocery stores, a mall and Memorial Peace Park, where most community events happen.
Buyers here are first-time buyers and downsizers who want to walk to a train and shops, plus investors watching the tower designations. The low ground toward the river is Fraser floodplain, and the city is drafting a bylaw with minimum building elevations, so check the floodplain map. The rail line runs along the river.
