Grandview-Woodland is East Vancouver from Burrard Inlet south to Broadway, between Clark Drive and Nanaimo Street, with Commercial Drive running through the middle. The housing boom here followed the 1891 interurban, so the side streets are Edwardian and pre-1940 houses, many with suites, mixed with 1970s low-rise apartments and newer rental and condo buildings. The community plan keeps heights low on most of the Drive and taller around the two stations.
Commercial-Broadway station is where the Expo and Millennium lines meet and the 99 B-Line ends, and VCC-Clark is the Millennium Line's western terminus. The R5 Hastings RapidBus crosses the north end. Clark Drive, Hastings and 1st Avenue carry the car traffic. Most of the neighbourhood is a walk or short bus ride from a train.
Commercial Drive has the cafes, grocers and restaurants, and closes for Italian Day and Car Free Day each summer. Britannia Community Services Centre on Napier Street has the pool, rink, library and childcare. John Hendry Park at Trout Lake is the big green space with a community centre on Victoria Drive. Britannia Secondary is the public high school.
Buyers here usually want character houses and the Drive, and investors look around the stations. Pre-1940 houses carry old wiring, plumbing and foundations, so budget for an inspection. For 1970s low-rise strata, read the depreciation report and envelope history. The port and the rail yard run along the north edge, Clark Drive is a truck route, and Hastings carries heavy traffic.
