Kitsilano runs along English Bay on Vancouver's west side, from Burrard Street to Alma Street and south to 16th Avenue. The housing is a mix: gabled 1910s and 1920s houses, many split into suites, small low-rise apartment buildings from the 1950s onward, and duplexes. Small apartment buildings are the largest share of homes, and a majority of residents rent.
The 99 B-Line on Broadway and the 4, 7, 14, 44 and 84 cover transit until the Broadway Subway opens in 2027, when Arbutus station at Broadway and Arbutus becomes the line's western end. The Arbutus Greenway and the Seaside Greenway give you car-free routes to False Creek and the Fraser. Most errands on West 4th or West Broadway are a walk.
Kitsilano Beach and the outdoor salt-water Kitsilano Pool are the summer centre of the neighbourhood. Vanier Park holds the Museum of Vancouver, the Space Centre, the Maritime Museum and the Bard on the Beach tents. General Gordon Elementary on Bayswater and Kitsilano Secondary on Trafalgar are the public schools.
Buyers here trade size for the beach and the walk to work. Much of the strata stock is 1950s to 1970s wood-frame, so read the depreciation report and ask about envelope and piping work before you commit. The Broadway Plan allows towers near Arbutus station, which means older rental blocks nearby may be redeveloped, and subway construction continues through 2027.
