Mount Pleasant East is the part of Mount Pleasant east of Main Street toward Clark Drive, between Great Northern Way and 16th Avenue. It grew up as a working-class streetcar district in the 1890s, so the side streets have pre-war character houses, many split into suites, alongside 1970s low-rises and 2010s mid-rise condos near Main and Broadway. The old Brewery Creek industrial land on the north and east edges still holds breweries and workshops.
The Broadway Subway opens in 2027 with Mount Pleasant station at Broadway and Main, and VCC-Clark station already sits at the northeast corner. The 99 B-Line runs Broadway until then, and Main, Broadway, Kingsway and Clark are the arterials. Most daily trips are on foot or by bike.
Main Street and Broadway have the restaurants, cafes and independent shops. Guelph Park, better known as Dude Chilling Park, is the neighbourhood green, and the breweries along the industrial edge double as the local pubs.
Buyers here usually want to walk to Main Street, and investors look at the station blocks. Pre-war houses carry old wiring, plumbing and foundations, so budget for an inspection and ask about knob-and-tube. For 1970s low-rise strata, read the depreciation report and envelope history. Subway construction on Broadway continues through 2027, and the industrial edges carry truck traffic.
