Sardis South is the south side of Chilliwack toward Vedder Road and the Vedder River, with Highway 1 to the north, Promontory hill to the southeast and Garrison Crossing, the former CFB Chilliwack rebuilt after 1997, on the river's north bank. The housing is mostly detached, from older Sardis streets to newer subdivisions, with townhouses and the planned community at Garrison Crossing.
BC Transit's Chilliwack routes cover local trips, and Highway 1 at the Vedder Road exit is the way to Abbotsford and Metro Vancouver. There is no rail service, so most households commute by car.
Cheam Leisure Centre on Market Way has the pool and arena. Sardis Park has a waterfowl sanctuary, and the Vedder Rotary Trail runs along the river with parking at Lickman Road and Browne Road. Luckakuck Way carries the big-box retail. Sardis Secondary on Stevenson Road is the public high school.
Buyers here usually want a newer detached home with room for a yard. The Vedder River has dikes and pump stations, and the city's flood plan separates protected and unprotected floodplain zones, so check which zone a lot is in and what the November 2021 flood did there. Highway 1 carries noise on the north edge and the rail line runs along the east.
