Condo / Apartment listings make up 75% of what is for sale in West Cambie (129 of 173 listings), with a median asking price of $699K. Detached listings are next at 13%, typically asking $1.62M. The gap between property types is real money here: a typical condo asks $699K while a typical detached home asks $1.62M.
For context across Richmond: Brighouse (median $749K), Brighouse South (median $598K), McLennan North (median $1.09M). West Cambie sits mid-range among these areas by median asking price. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
Almost everything for sale in West Cambie is apartment living: 75% of the current listings are condos. Buyers here are choosing a floor plan and a building, not a lot.
The next largest group is detached houses, at 13% of what is listed.
Construction dates are spread out. The median home for sale dates to 2017, with most of the market falling between 1994 and 2022, so condition and updates vary a lot from listing to listing.
21% of the current listings were built in the last five years, so new-construction inventory is a real option here rather than an exception.
The 2-bedroom plan is the most common listing, with smaller and larger homes on either side of it.
A typical listing here offers about 892 sq ft of living space and 2 bathrooms.
Secured parking comes with most units: 91% of listings include a garage or parkade stall.
88% of the homes for sale in West Cambie are strata-titled, so monthly fees, depreciation reports and bylaws are part of almost every offer you write here.
Across the 150 listings that disclose one, the median strata fee is $537 per month. Read it against what it covers before comparing two buildings on price alone.
45% of the homes for sale sit within walking distance of rapid transit. Commuting without a car is a genuine option from most addresses in West Cambie.
Errand walkability is measured, not assumed: across 159 scored listings the median walk score is 70 out of 100, computed from real walking routes to nearby shops and services.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 88.
A view is claimed on 40% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
West Cambie is north-central Richmond around Cambie Road, taking in the Alexandra neighbourhood and the blocks near Capstan station. The 2006 area plan rebuilt it from scratch: concrete towers near No. 3 Road and four-storey wood-frame condos in Alexandra, almost all built after 2010 and almost all strata. Developers funded Capstan station, and more towers are planned around it.
Capstan station on the Canada Line opened in December 2024 at No. 3 Road and Capstan Way, and Aberdeen station is one stop south beside Aberdeen Centre. Downtown Vancouver is a direct ride, and the airport is a short transfer at Bridgeport. No. 3 Road, Cambie Road and Garden City Road are the main streets.
Aberdeen Centre has a food court and a supermarket. The Garden City Lands is a 55-hectare park with a three-kilometre trail, a KPU teaching farm and community garden plots. Tomsett Elementary on Odlin Road is the local public school and added classrooms in 2025.
First-time buyers and investors look here for new construction on the train. Richmond's plan designates high aircraft-noise areas where acoustic reports and a noise covenant are required, so check title. The flood protection bylaw also puts a flood indemnity covenant on title. New strata means warranty and disclosure documents carry the weight the depreciation report will carry later.
