Detached listings make up 46% of what is for sale in West Central (72 of 158 listings), with a median asking price of $1.43M. Condo / Apartment listings are next at 44%, typically asking $446K. The gap between property types is real money here: a typical condo asks $446K while a typical detached home asks $1.43M.
For context across Maple Ridge: East Central (median $750K), Cottonwood MR (median $1.09M), Albion (median $1.21M). West Central sits mid-range among these areas by median asking price. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
There is no single housing type in West Central. The active listings run detached houses at 46%, condos at 44% and other homes at 6%, which means two buyers with the same budget can end up shopping for very different homes on the same streets.
Construction dates are spread out. The median home for sale dates to 1987, with most of the market falling between 1959 and 2026, so condition and updates vary a lot from listing to listing.
24% of the current listings were built in the last five years, so new-construction inventory is a real option here rather than an exception.
The 2-bedroom plan is the most common listing, with smaller and larger homes on either side of it.
A typical listing here offers about 1,179 sq ft of living space and 2 bathrooms.
Where a lot is reported, the median is 8,952 sq ft, which is what sets the ceiling on additions, laneway homes and future redevelopment.
18% of the listings report a finished basement, which in this city usually means either extra family space or a mortgage helper.
Enclosed parking is standard: 73% of listings include a garage.
48% of the active listings are strata-titled and the rest are freehold, so the ownership question is a live one in West Central rather than settled by the neighbourhood.
Across the 75 listings that disclose one, the median strata fee is $356 per month. Read it against what it covers before comparing two buildings on price alone.
Rapid transit reaches part of the area: 23% of listings are near a station, while 87% are on a frequent bus route.
Across 143 scored listings the median walk score is 46 out of 100, computed from real walking routes. Day-to-day errands here usually involve a drive or a bus.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 77.
A view is claimed on 26% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
West Central is southwest Maple Ridge, west of the 224 Street downtown and including Hammond, the former sawmill town on the Fraser. Hammond has early-1900s houses and a small historic commercial node, with the Hammond Area Plan, updated in November 2025, allowing mixed-use density. North toward Lougheed Highway and Dewdney Trunk Road the housing is postwar detached streets and newer townhouses near the commercial strip.
Maple Meadows station on the West Coast Express runs five trains to Waterfront each weekday morning and five back. The R3 Lougheed RapidBus links Haney Place to Coquitlam Central for SkyTrain. Lougheed Highway and Dewdney Trunk Road are the arterials, and the Golden Ears Bridge is at the west edge, which makes Langley and Highway 1 a short drive.
Hammond Community Centre on Westfield Avenue has a hall under renovation, a fieldhouse and two new ice sheets in planning, and Hammond Stadium is the ballpark. The Maple Meadows Business Park is on the north side. Westview Secondary on Wicklund Avenue is the public high school.
Buyers here usually want a detached house near a train. Parts of Hammond sit low between the rail line and the river, so read the city's floodplain map and ask about insurance. Trains run day and night on the mainline. Early-1900s houses carry older wiring, plumbing and foundations.
