Condo / Apartment listings make up 95% of what is for sale in West End VW (227 of 238 listings), with a median asking price of $898K. Detached listings are next at 2%, typically asking $2.75M. The gap between property types is real money here: a typical condo asks $898K while a typical detached home asks $2.75M.
For context across Vancouver: Downtown VW (median $750K), Yaletown (median $1.05M), Cambie (median $1.69M). West End VW sits mid-range among these areas by median asking price. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
Almost everything for sale in West End VW is apartment living: 95% of the current listings are condos. Buyers here are choosing a floor plan and a building, not a lot.
Construction dates are spread out. The median home for sale dates to 1994, with most of the market falling between 1965 and 2024, so condition and updates vary a lot from listing to listing.
24% of the current listings were built in the last five years, so new-construction inventory is a real option here rather than an exception.
The most common listing is a 2-bedroom home, and 45% of what is for sale has one bedroom or fewer. This is a market built for singles, couples and downsizers more than for growing families.
A typical listing here offers about 876 sq ft of living space and 2 bathrooms.
Secured parking comes with most units: 87% of listings include a garage or parkade stall.
88% of the homes for sale in West End VW are strata-titled, so monthly fees, depreciation reports and bylaws are part of almost every offer you write here.
Across the 227 listings that disclose one, the median strata fee is $701 per month. Read it against what it covers before comparing two buildings on price alone.
Rapid transit reaches part of the area: 28% of listings are near a station, while 85% are on a frequent bus route.
Errand walkability is measured, not assumed: across 226 scored listings the median walk score is 79 out of 100, computed from real walking routes to nearby shops and services.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 92.
44% of the homes for sale are close to the water, so seawall and beach access is part of what buyers are paying for.
A view is claimed on 69% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
The West End fills the tip of the downtown peninsula between the business district and Stanley Park, with English Bay on one side and Coal Harbour on the other. Most residents rent, and the skyline is concrete apartment towers, many from the 1960s and 1970s, alongside heritage blocks such as the Manhattan and the Beaconsfield. Strata units are mostly in those towers and a smaller number of newer buildings.
Transit is the bus: the 5 and 6 run Robson and Davie to downtown, and the 23 links English Bay to Main Street station. The seawall runs from Burrard Bridge around Stanley Park, and most people walk or cycle for daily trips. Burrard and Vancouver City Centre stations are a 10 to 15 minute walk from most of the neighbourhood.
Stanley Park, English Bay Beach and Sunset Beach are the back yard. The West End Community Centre has an ice rink, the Vancouver Aquatic Centre has the pool, and Nelson, Alexandra and Cardero parks break up the blocks. Denman, Davie and Robson are the shopping streets. King George Secondary on Barclay Street is the public high school.
Buyers here usually want to live without a car. Older concrete buildings need a close read of the depreciation report, with attention to piping, elevators and the building envelope, and many have age or pet bylaws. Check the view corridor for planned towers, and expect summer crowds on the beach streets.
