Condo / Apartment listings make up 93% of what is for sale in Yaletown (211 of 226 listings), with a median asking price of $1.02M. Townhouse listings are next at 5%, typically asking $1.60M.
For context across Vancouver: Downtown VW (median $750K), West End VW (median $925K), Cambie (median $1.69M). Yaletown sits mid-range among these areas by median asking price. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
Almost everything for sale in Yaletown is apartment living: 93% of the current listings are condos. Buyers here are choosing a floor plan and a building, not a lot.
Construction dates are spread out. The median home for sale dates to 2002, with most of the market falling between 1993 and 2019, so condition and updates vary a lot from listing to listing.
The 2-bedroom plan is the most common listing, with smaller and larger homes on either side of it.
A typical listing here offers about 987 sq ft of living space and 2 bathrooms.
Secured parking comes with most units: 96% of listings include a garage or parkade stall.
Every home currently for sale in Yaletown is strata-titled. Monthly fees, depreciation reports and bylaws are part of any offer you write here.
Across the 224 listings that disclose one, the median strata fee is $744 per month. Read it against what it covers before comparing two buildings on price alone.
85% of the homes for sale sit within walking distance of rapid transit. Commuting without a car is a genuine option from most addresses in Yaletown.
Errand walkability is measured, not assumed: across 219 scored listings the median walk score is 81 out of 100, computed from real walking routes to nearby shops and services.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 93.
23% of the current listings are waterfront, which is rare enough anywhere in the region to shape pricing on the streets around them.
A view is claimed on 80% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
39% of the listings fall near a top-ranked school catchment, which tends to hold value in this part of the market even when the wider market cools.
Yaletown sits on the north shore of False Creek, bounded by Robson and Homer streets. The brick warehouses on Hamilton and Mainland were converted to lofts and offices with restaurants at grade, and behind them Concord Pacific built out the Expo 86 lands as glass and concrete towers through the 1990s and 2000s. Nearly all housing is strata, split between those towers and the heritage conversions.
Yaletown-Roundhouse station on the Canada Line is at Davie and Mainland, with the 6 and 23 buses on the surface. The Aquabus crosses False Creek from docks at David Lam Park and the foot of Davie, and the seawall runs the length of the neighbourhood. Downtown offices are a walk.
The Roundhouse Community Arts and Recreation Centre, home to the Engine 374 locomotive, is the community hub. David Lam Park and George Wainborn Park run along the water, and Rogers Arena and BC Place are a few blocks east. Groceries, gyms and restaurants are all on foot.
Owner-occupiers, downsizers and investors buy here for the seawall at the door. The earliest towers are now 25 to 35 years old, so read the depreciation report and ask about envelope, roof and elevator work; heritage conversions are older still. Check the bylaws on pets and short-term rentals, and visit on an event night if the unit is near the arena.
