The one number that carries the most is the sale-to-list ratio: the sold price divided by the asking price. Above 100% means homes are closing over asking and buyers are competing; below it means sellers are meeting the market on the way down. Track it over a few months and you can see which way the leverage is moving before any headline tells you.

Recent comparables beat old ones every time. A sale from eight months ago describes a market that may no longer exist, so weight the last sixty to ninety days and homes of the same type and size over a nicer house three neighbourhoods away.

If you are buying, this is how you sanity-check an asking price before you write. If you are selling, it is how you set one you will not have to cut. Either way it is the same question, what did the market actually pay.

What is a failed listing?

A home that was listed for sale and came off the market without selling. The listing expired, or the seller cancelled it.

What can failed listings near my home tell me?

Compare them with what sold nearby. If similar homes failed at a price the sold homes never reached, that price was too high for Whistler buyers. Look at when each one was listed and how long it sat, so you can avoid the same result.
