  1. Before day 1

    Share a few details, then talk it through

    Answer five questions. A REALTOR® then shows you what homes like yours sold for and the trade-offs.

  2. Day 1

    You sign, and get the promise in writing

    A private listing agreement, plus the marketing rebate on paper.

  3. Days 1 to 45

    Private showings

    Buyers are found through social media ads for the off-market service and through agent networks. Showings are booked one at a time.

  4. Day 45

    Sold, or your choice

    If it sold, you are done. If not, you can list on the MLS® and your marketing cost is paid back from the commission.

The promise, in writing

If your home does not sell in 45 days and you then list it on the MLS®, what you spent on marketing during the private listing is paid back to you from the REALTOR® commission when it sells.

Your home is not advertised to the public during the 45 days. Ads promote the off-market service, not your home. This keeps your sale private under CREA rules.

Is an off-market sale allowed?

Yes. You sign a listing agreement, and your home stays off the MLS®. This is called an exclusive listing.

There is one rule to know. Under CREA's REALTOR® Cooperation Policy, if your home is marketed to the public, it must go on the MLS® within 3 days. A yard sign, a social post, an open house or a website ad all count.
