Condo / Apartment listings make up 89% of what is for sale in Brighouse (369 of 413 listings), with a median asking price of $699K. Townhouse listings are next at 8%, typically asking $1.06M. The gap between property types is real money here: a typical condo asks $699K while a typical detached home asks $2.10M.
For context across Richmond: West Cambie (median $788K), Brighouse South (median $598K), McLennan North (median $1.09M). Brighouse sits mid-range among these areas by median asking price. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
Almost everything for sale in Brighouse is apartment living: 89% of the current listings are condos. Buyers here are choosing a floor plan and a building, not a lot.
Construction dates are spread out. The median home for sale dates to 2015, with most of the market falling between 1982 and 2025, so condition and updates vary a lot from listing to listing.
36% of the current listings were built in the last five years, so new-construction inventory is a real option here rather than an exception.
The 2-bedroom plan is the most common listing, with smaller and larger homes on either side of it.
A typical listing here offers about 911 sq ft of living space and 2 bathrooms.
Secured parking comes with most units: 93% of listings include a garage or parkade stall.
96% of the homes for sale in Brighouse are strata-titled, so monthly fees, depreciation reports and bylaws are part of almost every offer you write here.
Across the 390 listings that disclose one, the median strata fee is $559 per month. Read it against what it covers before comparing two buildings on price alone.
75% of the homes for sale sit within walking distance of rapid transit. Commuting without a car is a genuine option from most addresses in Brighouse.
Across 382 scored listings the median walk score is 65 out of 100, computed from real walking routes. Day-to-day errands here usually involve a drive or a bus.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 86.
6% of the current listings are waterfront, which is rare enough anywhere in the region to shape pricing on the streets around them.
A view is claimed on 47% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
Brighouse is the centre of Richmond, the stretch of No. 3 Road around Richmond-Brighouse station and City Hall, and one of the six villages in the City Centre Area Plan. Near the station the stock is strata: concrete and wood-frame condos, with high-rise mixed use allowed under the plan. A few blocks out, 1960s subdivisions such as Richmond Gardens and Brighouse Estates give way to detached streets.
Richmond-Brighouse is the elevated terminus of the Canada Line, and the bus loop beside it collects the 401 to 410 local routes, the 430 to Metrotown and the 301 to Newton. No. 3 Road, Westminster Highway and Granville Avenue are the main roads. Downtown Vancouver is one train, no transfer.
Richmond Centre mall sits on the station's doorstep. Minoru Park covers 18 hectares with arenas, the Clement Track, the Richmond Library and Cultural Centre and the Minoru Centre for Active Living, which has six pools. Richmond Hospital and the Gateway Theatre are in the same few blocks. Brighouse Elementary is the local public school.
Buyers here often want one-seat transit to downtown and the airport, and downsizers come from the detached streets nearby. Lulu Island sits about a metre above sea level behind the dike system, so ask about flood construction levels and any flood covenant on title. For 1960s to 1980s wood-frame strata near the core, read the depreciation report and envelope history.
