Cloverdale is Surrey's original town centre, founded in 1870 around what is now 176 Street and Highway 10, just west of Langley City. The stock is mostly detached, from heritage-era houses near 176 Street to newer subdivisions, with townhouse complexes filling in. The Cloverdale Town Centre Plan, expanded in 2024 and being finished for 2027, allows mixed use around the core, and a new Cloverdale hospital and cancer centre are planned nearby.
There is no SkyTrain yet; the nearest stations on the Surrey Langley line, Hillcrest-184 Street and Clayton, are due in late 2029. The 320 runs through downtown Cloverdale and the 364 along 64 Avenue. Highway 10 and Highway 15 cross here, which makes the drive to Langley, White Rock and the border quick but brings truck traffic.
Cloverdale Recreation Centre and the library are both on 176 Street, and the Surrey Museum is at 56A Avenue. The fairgrounds host the Cloverdale Rodeo and Country Fair each Victoria Day weekend, and the KPU Tech campus is in the area. The 176 Street heritage strip has small shops and restaurants.
Buyers here usually want a detached house and a small-town main street. The Serpentine and Nicomekl lowlands directly south and west are dyked floodplain near sea level, so check the flood map for any low lot. Farmland surrounds the town, and rodeo weekend brings crowds and noise.
