The King George Corridor is the South Surrey strip along King George Boulevard from the Nicomekl River south to the border, with Highway 99 on its east side and the Sunnyside and Semiahmoo neighbourhoods to the west. Townhouse complexes and low-rise condos sit just off the boulevard behind the strip plazas, and detached subdivisions fill the blocks behind them. The city folded the 1995 corridor plan into its 2050 official community plan in late 2024.
There is no SkyTrain. The South Surrey Park and Ride at Highway 99 and King George has the 351 to Bridgeport station, the 321 to Surrey Central and the 394 to King George station. Highway 99 gets you to Richmond and Vancouver or to the Peace Arch crossing, and 24 Avenue and 32 Avenue cross the corridor.
South Surrey Recreation and Arts Centre on 20 Avenue has the pool and arena. The Semiahmoo Trail, an old wagon road, is now a string of linear parks, and Peace Arch Hospital and Peace Arch Park are minutes away. Earl Marriott Secondary on 16 Avenue is the public high school.
Downsizers and buyers who want to be near White Rock without the hillside make up most of the demand. Townhouse and condo stock from the 1990s needs a careful read of the depreciation report and envelope history. Walk the block before you buy: Highway 99 carries noise on the east edge and border traffic backs up on the boulevard. The north end sits in the Nicomekl floodplain.
