Sullivan Station is the southern part of Newton around 152 Street and 64 Avenue, named for the old village of Sullivan and its community hall. The housing is mostly detached homes on compact lots and townhouse complexes, nearly all built since the late 1990s, with Highway 10 marking the south edge. Sullivan Heights Park and the secondary school sit at its centre.
Transit means a bus to Newton Exchange at 72 Avenue and 137 Street, where the R1 King George and R6 Scott Road RapidBus lines and the 321 connect you to SkyTrain. By car, 64 Avenue and 152 Street lead to Highway 10, which runs east to Langley and west to the Alex Fraser Bridge.
Sullivan Heights Park on 64 Avenue has soccer, rugby and cricket fields, a kabaddi field and a pond on Sullivan Heights Creek. The Bell Performing Arts Centre is on the school grounds. Newton Recreation Centre, the arena and the library are a short drive north. Sullivan Heights Secondary added 700 seats in 2022.
Most buyers here want a newer detached home or a townhouse close to parks and schools. Townhouse complexes from the early 2000s should have a depreciation report by now; read it along with the bylaws on pets and short-term rentals. Highway 10 is a designated truck route, so listen from the yard, and lots along Sullivan Heights Creek carry riparian setbacks.
