Detached listings make up 80% of what is for sale in Brookswood Langley (127 of 158 listings), with a median asking price of $2.25M. Mobile home listings are next at 12%, typically asking $249K.
For context across Langley: Willoughby Heights (median $840K), Langley City (median $549K), Aldergrove Langley (median $880K). Brookswood Langley carries the highest median asking price of this group. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
Brookswood Langley is a detached-house neighbourhood. 80% of the homes on the market are single-family houses on their own lot, so the supply is set by how many owners decide to sell in a given season.
The next largest group is other homes, at 18% of what is listed.
Construction dates are spread out. The median home for sale dates to 1983, with most of the market falling between 1971 and 2025, so condition and updates vary a lot from listing to listing.
28% of the current listings were built in the last five years, so new-construction inventory is a real option here rather than an exception.
66% of the homes for sale have four or more bedrooms, with the 4-bedroom plan the most common of all. Family-sized space is the norm rather than the premium option.
A typical listing here offers about 2,727 sq ft of living space and 3 bathrooms.
Where a lot is reported, the median is 10,988 sq ft, which is what sets the ceiling on additions, laneway homes and future redevelopment.
32% of the listings report a finished basement, which in this city usually means either extra family space or a mortgage helper.
Enclosed parking is standard: 63% of listings include a garage.
Only 2% of the listings in Brookswood Langley are strata-titled. Most buyers here are purchasing freehold, with no monthly fee and no strata council to answer to.
There is no rapid-transit station in Brookswood Langley, but 58% of the listings are within reach of a frequent bus route.
Across 145 scored listings the median walk score is 30 out of 100, computed from real walking routes. Day-to-day errands here usually involve a drive or a bus.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 64.
Brookswood is the Township of Langley south of the Nicomekl River, directly below Langley City on 200 Street, grouped with Fernridge in the Township's planning. It is still mostly detached houses on large treed lots. The Brookswood-Fernridge Community Plan was updated in 2017 and new subdivisions are coming in the Booth, Fernridge and Rinn plan areas.
There is no SkyTrain or train, and bus service is thin. 200 Street is the main arterial north to Langley City, Willoughby and Highway 1, and most households drive everywhere. The future Langley City Centre station at 203 Street, due in 2029, will be the nearest rapid transit.
George Preston Recreation Centre has hockey and curling, and the BMX track, skate park and Brookswood Library are close by. Campbell Valley Regional Park, with entrances on 16 Avenue and 8 Avenue, has trails, an equestrian centre and wetlands. Brookswood Secondary on 37A Avenue is the public high school.
Buyers here usually want a yard, trees and quiet, often trading up from a townhouse elsewhere in Langley. Older homes on large lots need the usual checks on roof, drainage and septic or sewer connection, and the Township's tree protection bylaw limits what you can cut. Ask what is planned on nearby parcels, since the new plan areas will bring years of subdivision construction.
