Fleetwood Tynehead is east-central Surrey along Fraser Highway, from the Green Timbers forest to the farmland at the Langley line, with Tynehead the northern part toward Highway 1. The Fleetwood Plan, updated in 2023, concentrates new towers in the town centre and around the coming SkyTrain stations.
The Surrey Langley SkyTrain is under construction along Fraser Highway, with 152 Street, Fleetwood at 160 Street and Bakerview-166 Street stations due in late 2029. Until then the 320 and 502 run the highway. Highway 1 is to the north and Highway 15 at 176 Street to the east, so drivers have options in every direction.
Fleetwood Community Centre on 84 Avenue shares its site with the library branch, Fleetwood Park and Francis Park. Tynehead Regional Park covers 260 hectares at the Serpentine headwaters, with a fish hatchery, an off-leash area and trails. Fleetwood Park Secondary on 156 Street is the main public high school.
Buyers who want a detached house near a future train make up much of the demand, and investors watch the station corridors. Land-use designations near the stations are changing, which cuts both ways: ask what is planned on the lots behind a listing. Expect guideway construction on Fraser Highway through 2029. Homes near Highway 1 in Tynehead hear the traffic.
