Grandview Heights is the newest large neighbourhood in South Surrey, east of Highway 99 from 16 Avenue to 28 Avenue, with Highway 15 running through and farmland on the east. Rezoning from rural estates began in 2005, so almost everything is recent: townhouse complexes, small-lot detached homes and condos over the Morgan Crossing shops. Several neighbourhood plans are still filling in, and acreage estates remain on the edge.
There is no SkyTrain. The 531 runs along 24 Avenue and the 354 and 363 via 160 Street. Highway 99 has interchanges at 24 Avenue and 32 Avenue, and Highway 15 leads north to Cloverdale and south to the Pacific Highway crossing. Most households run two cars.
Grandview Heights Aquatic Centre on 24 Avenue has a 50-metre pool. The Shops at Morgan Crossing and Grandview Corners at 160 Street cover groceries and retail. Grandview Heights Secondary opened in 2021 on 25 Avenue.
Most buyers here want new construction close to new schools and recreation. Because the strata is young, the first depreciation report may not exist yet, so read the disclosure statement, warranty and bylaws on pets and short-term rentals. Highway 99 and Highway 15 carry noise, the Agricultural Land Reserve on the east brings farm operations, and build-out means construction traffic for years.
