Whalley is Surrey City Centre, the plan area that runs roughly from 92 Avenue to 112 Avenue between 130 Street and 140 Street, where King George Boulevard, Fraser Highway and 104 Avenue meet. It holds a dense cluster of residential high-rises, so most of what sells here is strata: concrete towers near the stations, older detached streets and low-rise complexes further out, and new towers still going up under the City Centre Plan.
Three Expo Line stations serve the area: Gateway, Surrey Central and King George, the terminus. Surrey Central is also the bus exchange for the R1 RapidBus and the 502 and 503 to Langley. The Surrey Langley SkyTrain extension starts at King George and is due to open in late 2029 with eight new stations east along Fraser Highway.
Holland Park on Old Yale Road is the central green space. Central City holds the SFU Surrey campus and a mall, and Surrey City Hall and the City Centre Library sit beside Surrey Central station. Surrey Memorial Hospital is at 96 Avenue. K.B. Woodward Elementary and Kwantlen Park Secondary are the public schools inside the area.
Buyers here usually want a SkyTrain commute at a lower entry point than Vancouver, and investors look at the same towers. Before you write an offer on a strata unit, read the depreciation report, two years of minutes and the bylaws on pets and short-term rentals, and check which way the unit faces: the elevated guideway runs through the core and construction will continue for years.
