Detached listings make up 36% of what is for sale in Abbotsford West (131 of 362 listings), with a median asking price of $1.20M. Condo / Apartment listings are next at 32%, typically asking $380K. The gap between property types is real money here: a typical condo asks $380K while a typical detached home asks $1.20M.
For context across Abbotsford: Central Abbotsford (median $500K), Abbotsford East (median $1.06M), Poplar (median $809K). Abbotsford West sits mid-range among these areas by median asking price. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
There is no single housing type in Abbotsford West. The active listings run detached houses at 36%, condos at 32% and townhouses at 27%, which means two buyers with the same budget can end up shopping for very different homes on the same streets.
Construction dates are spread out. The median home for sale dates to 1993, with most of the market falling between 1975 and 2021, so condition and updates vary a lot from listing to listing.
The 2-bedroom plan is the most common listing, with smaller and larger homes on either side of it.
A typical listing here offers about 1,417 sq ft of living space and 2 bathrooms.
34% of the listings report a finished basement, which in this city usually means either extra family space or a mortgage helper.
Enclosed parking is standard: 85% of listings include a garage.
60% of the active listings are strata-titled and the rest are freehold, so the ownership question is a live one in Abbotsford West rather than settled by the neighbourhood.
Across the 215 listings that disclose one, the median strata fee is $428 per month. Read it against what it covers before comparing two buildings on price alone.
Transit coverage is thin here. Most listings in Abbotsford West are not close to rapid transit or a frequent bus route, so plan on driving.
Across 329 scored listings the median walk score is 61 out of 100, computed from real walking routes. Day-to-day errands here usually involve a drive or a bus.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 85.
A view is claimed on 24% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
Abbotsford West is the former Clearbrook, the western half of the city along Clearbrook Road, Townline Road and Mt Lehman Road on both sides of Highway 1. The area filled in from a few thousand people in the late 1960s to a suburb by the 1980s, so much of the detached stock is 1960s to 1980s subdivisions, with townhouse complexes and low-rise condos mixed through the main roads.
BC Transit routes 1, 2, 3 and 5 cover the local trips, and the 66 FVX express stops at Highstreet on its way to Carvolth Exchange and Lougheed Town Centre station. Highway 1 exits at Clearbrook Road and Mt Lehman Road serve commuters, and the drive west on the highway is the daily reality for most households working in Metro Vancouver.
Highstreet Shopping Centre sits at Mt Lehman Road and the highway. Clearbrook Library on George Ferguson Way, Rotary Stadium with its 400-metre track, and the Matsqui Recreation Centre cover the basics. Ecole Clearbrook Elementary offers French Immersion and W.J. Mouat Secondary, opened in 1974, is the main high school.
Buyers here usually want a detached house or townhouse with highway access west. Decide early which side of Highway 1 you want, since the highway splits the area and carries noise. Farmland in the Agricultural Land Reserve surrounds the west side, so expect farm traffic and smells on the edges. For 1980s and 1990s strata, read the depreciation report and the envelope history.
