Abbotsford West is the former Clearbrook, the western half of the city along Clearbrook Road, Townline Road and Mt Lehman Road on both sides of Highway 1. The area filled in from a few thousand people in the late 1960s to a suburb by the 1980s, so much of the detached stock is 1960s to 1980s subdivisions, with townhouse complexes and low-rise condos mixed through the main roads.
BC Transit routes 1, 2, 3 and 5 cover the local trips, and the 66 FVX express stops at Highstreet on its way to Carvolth Exchange and Lougheed Town Centre station. Highway 1 exits at Clearbrook Road and Mt Lehman Road serve commuters, and the drive west on the highway is the daily reality for most households working in Metro Vancouver.
Highstreet Shopping Centre sits at Mt Lehman Road and the highway. Clearbrook Library on George Ferguson Way, Rotary Stadium with its 400-metre track, and the Matsqui Recreation Centre cover the basics. Ecole Clearbrook Elementary offers French Immersion and W.J. Mouat Secondary, opened in 1974, is the main high school.
Buyers here usually want a detached house or townhouse with highway access west. Decide early which side of Highway 1 you want, since the highway splits the area and carries noise. Farmland in the Agricultural Land Reserve surrounds the west side, so expect farm traffic and smells on the edges. For 1980s and 1990s strata, read the depreciation report and the envelope history.
