Central Abbotsford is the original core of the city, between Highway 1 and South Fraser Way, taking in Historic Downtown around Essendene Avenue and Montrose Avenue and the streets around Mill Lake. Housing is a mix of older detached homes on the grid, townhouses and low-rise condos, with the 2019 Historic Downtown Neighbourhood Plan guiding infill close to the shops.
BC Transit's Central Fraser Valley routes 1, 2, 3, 5 and 12 run through the core, and the 66 FVX express links Abbotsford to Carvolth Exchange and Lougheed Town Centre station for the SkyTrain connection. Highway 1 at McCallum Road and South Fraser Way carry car traffic, and most commuters to Metro Vancouver drive the highway.
Mill Lake Park has a two-kilometre loop, a boardwalk and a spray park. Abbotsford Regional Hospital and Cancer Centre on Marshall Road and the UFV campus on King Road are both inside the area, and Historic Downtown has independent shops and restaurants on Essendene. Abbotsford Senior Secondary on Bevan Avenue offers the IB programme.
Buyers here often want a walkable core close to the hospital and the university. Check how close a listing sits to Highway 1 on the north edge. For older townhouse and condo complexes, read the depreciation report and the bylaws on pets and short-term rentals. The Sumas Prairie floodplain is east of the core, not here, but confirm the flood map for any low-lying lot.
