Condo / Apartment listings make up 49% of what is for sale in Guildford (92 of 188 listings), with a median asking price of $499K. Townhouse listings are next at 27%, typically asking $692K. The gap between property types is real money here: a typical condo asks $499K while a typical detached home asks $1.30M.
For context across Surrey: Whalley (median $539K), Fleetwood Tynehead (median $1.16M), Cloverdale BC (median $1.20M). Guildford sits mid-range among these areas by median asking price. Comparing a few adjacent areas is often the fastest way to see whether a listing is priced with its street or against it.
There is no single housing type in Guildford. The active listings run condos at 49%, townhouses at 27% and detached houses at 22%, which means two buyers with the same budget can end up shopping for very different homes on the same streets.
Construction dates are spread out. The median home for sale dates to 1990, with most of the market falling between 1979 and 2016, so condition and updates vary a lot from listing to listing.
The 2-bedroom plan is the most common listing, with smaller and larger homes on either side of it.
A typical listing here offers about 1,205 sq ft of living space and 2 bathrooms.
Secured parking comes with most units: 81% of listings include a garage or parkade stall.
73% of the active listings are strata-titled and the rest are freehold, so the ownership question is a live one in Guildford rather than settled by the neighbourhood.
Across the 141 listings that disclose one, the median strata fee is $416 per month. Read it against what it covers before comparing two buildings on price alone.
There is no rapid-transit station in Guildford, but 88% of the listings are within reach of a frequent bus route.
Across 177 scored listings the median walk score is 60 out of 100, computed from real walking routes. Day-to-day errands here usually involve a drive or a bus.
Cycling scores better than walking in a lot of the city, and it does here too: the median bike score across scored listings is 84.
A view is claimed on 18% of the listings. Views are priced aggressively and are the first thing a new tower can take away, so it is worth checking what protects one before you pay for it.
Guildford is northeast Surrey, from City Centre at 140 Street east to the Highway 1 interchange at 160 Street, between 100 Avenue and 108 Avenue, with the Fraser to the north. The housing is a mix of detached streets, townhouse complexes and apartment towers around the mall. The Guildford Plan, approved in 2023, lines 104 Avenue with six-storey apartments and allows mid to high-rise at 104 Avenue and 144 Street.
The R1 King George RapidBus runs 104 Avenue from the Guildford Exchange to Surrey Central and on to Newton, and the exchange sits beside the mall. Highway 1 runs through the neighbourhood to the Port Mann Bridge, with interchanges at 152 Street and 160 Street, so Coquitlam and Burnaby are a quick drive outside rush hour.
Guildford Town Centre, opened in 1966, is the regional mall. Guildford Recreation Centre on 105 Avenue has an eight-lane 50-metre pool, a leisure pool with a lazy river, three gyms and a track, with the library attached. Guildford Park Secondary is the local public high school.
First-time buyers and move-up buyers look here for townhouses and detached homes close to the mall and the highway. Many complexes date from the 1970s and 1980s, so read the depreciation report, the envelope history and the bylaws on pets and short-term rentals. Homes near Highway 1 on the north and east edges hear it, and land along 104 Avenue is changing use under the 2023 plan.
