Guildford is northeast Surrey, from City Centre at 140 Street east to the Highway 1 interchange at 160 Street, between 100 Avenue and 108 Avenue, with the Fraser to the north. The housing is a mix of detached streets, townhouse complexes and apartment towers around the mall. The Guildford Plan, approved in 2023, lines 104 Avenue with six-storey apartments and allows mid to high-rise at 104 Avenue and 144 Street.
The R1 King George RapidBus runs 104 Avenue from the Guildford Exchange to Surrey Central and on to Newton, and the exchange sits beside the mall. Highway 1 runs through the neighbourhood to the Port Mann Bridge, with interchanges at 152 Street and 160 Street, so Coquitlam and Burnaby are a quick drive outside rush hour.
Guildford Town Centre, opened in 1966, is the regional mall. Guildford Recreation Centre on 105 Avenue has an eight-lane 50-metre pool, a leisure pool with a lazy river, three gyms and a track, with the library attached. Guildford Park Secondary is the local public high school.
First-time buyers and move-up buyers look here for townhouses and detached homes close to the mall and the highway. Many complexes date from the 1970s and 1980s, so read the depreciation report, the envelope history and the bylaws on pets and short-term rentals. Homes near Highway 1 on the north and east edges hear it, and land along 104 Avenue is changing use under the 2023 plan.
