Abbotsford East lies east of Sumas Way and north of Highway 1, taking in McMillan, Whatcom, Old Clayburn and the slopes of Sumas Mountain and Eagle Mountain. It is mostly detached: 1980s and 1990s McMillan subdivisions on the flat, newer hillside homes above, and the McKee neighbourhood plan adopted in 2023, which will add thousands of homes on the mountain over many years.
This is a driving area. Highway 1 exits at Whatcom Road and Sumas Way, and Highway 11 runs south to the Sumas border and north to Mission. BC Transit routes 2, 4 and 7 cover local trips. There is no rail, and the SkyTrain connection means the 66 FVX express from elsewhere in the city.
Abbotsford Recreation Centre on McMillan Road has a rink, a 25-metre pool and a track. Ledgeview Golf Club is city-owned, and Bateman Park is the main sports park. Yale Secondary on Old Yale Road and Robert Bateman Secondary on Exbury Avenue are the public high schools.
Buyers wanting a newer detached house with a view make up most of the demand. Steeper lots need a geotechnical report under the city's steep-slope permit, so read the geotech file and ask about any slope history from the November 2021 storms. The Sumas Prairie floodplain is across the highway, not on the hill. Expect years of construction traffic as McKee builds out.
